The Initial Phase: Design and Planning

Arguably the most important phase in construction, this is where your dreams will start to take shape. You’ll collaborate with architects and designers to create a concept that aligns with your style, needs, and budget. 

These initial discussions will tackle everything from the overall aesthetic to specific features you want to see included.

This phase can last anywhere from a few weeks to several months, with lots of collaboration with structural, electrical, and mechanical engineers. We need to make sure the design is feasible and in compliance with regulations.

Then, it’s time to get the necessary permits. This can take as long as three months, so patience is key. 

The Pre-Construction Phase

Before any construction begins, the site needs to be prepared. This includes clearing the land, grading the site, and laying the foundation. Depending on the size and complexity of the project, this phase can take up to two months.

Your project manager will secure materials, equipment, and the workforce needed to bring your vision to life. By the end of this phase, everything should be in place for the construction to begin.

The Construction Phase

This is where the magic happens. Over the next three to six months, you’ll see your building’s skeleton rise from the ground. Framing, roofing, and exterior walls will then give some shape to your project.

Utilities like electrical, plumbing, and HVAC systems are installed and tested. Interior finishing includes insulation, drywall, flooring, and painting, transforming the bare bones into a functional space. Exterior work, such as siding, windows, and external painting, completes the look.

The Final Phase: Completion, Closeout, and Handover

The finish line is in sight! Over the next month or two, final touches are added – fixtures, lighting, and final coats of paint. 

A thorough inspection makes sure everything is up to code before occupancy. Any minor fixes or adjustments, known as punch list items, are addressed during this time.
